  • Legislative Update: These 4 Bills Are (Probably) Done, Here’s Why

    Now that deadline day has passed in the Nevada Legislative Session, we’re starting to see which bills made it—and which ones didn’t. Out of the bills we’ve been keeping an eye on, quite a few have dropped off. Technically, nothing’s officially dead until the end of the session, but let’s be real, some of these aren’t coming back. In this episode, we’re talking about four bills that are basically done. From one that aimed to limit corporate homeownership to another proposing a statewide rental registry, these bills had good intentions. But in the end, they weren’t the right fit for Nevada. Whether it was vague language, risky implementation, or unintended consequences, these proposals could have hurt the housing market and made things harder for homeowners and property owners across the state. We break down what these bills were all about, why they didn’t move forward, and what it means for the rest of the session.     The Nevada legislative session has reached a key milestone - the bill introduction deadline is now behind us. That means all proposed bills should have been submitted to the Assembly or Senate by now. However, the process isn’t over yet. The bills will now move from the Assembly to the Senate, where they may be amended, and we'll take a look at those changes once they come back. One bill we’re paying close attention to is AB 540. This bill intends to find a solution for the supply side of real estate and encourage move-up home buying, which will free up much-needed entry-level inventory. Ultimately, the supply issue needs to be tackled from multiple angles, and we believe this bill will make a huge difference. What other bills are we keeping up with as an association? We always had a history of truly entry-level homes, we don’t have that anymore.
