    People have asked me what the true cost is of being a real estate agent in Nevada. Let's go over the estimates. If you sell one house a year it will cover your yearly costs. So if you cannot afford to pay for marketing long-term, and especially in today's market you may not want to become a real estate agent. The fees are HIGH compared to other places in the country. That's Vegas for you!

    Don't forget, to have a business account without any minimums to protect your LLC (which I also forgot to mention you have to file for and renew every year), it will cost you at least another $100 year and that's just to keep your money in a business account.

    Do you have a property you want to rent out? I have advice for you. Are you considering selling? Or buying right now? I am presenting to you things that are important to know about regarding the current Las Vegas real estate market. This information is great for clients and agents looking to buy, sell, or rent real estate in any market as well.

    Note that with new home sales, the percentage the company pays the agent is lower as compared to resale homes depending on what the listing agent negotiated as their coop.
    In new homes, the sales commissions percentage is usually lower than resale home on average. It was probably at its lowest when the market was HOT. I am sure compared to incentives they offered to buyers' agents before, they are offering more money now that the sales are slow. They usually offer a rate set by the builder but if you happen to sell multiple properties in the same area, they may offer the agent a bonus. Some companies require you register ONLINE prior to showing the new home to the buyer or you might lose your commission completely.
