Lance A. Edwards is a real estate entrepreneur and author of the best-selling How to Make BIG Money in Small Apartments. His real estate education and marketing company, First Cornerstone Group, LLC, enables both new and experienced real estate investors to accelerate their path to financial independence through small apartment investing, using other people’s money. Houston Business Journal has recognized Lance’s company as the 13th fastest growing private company in Houston, Texas. Edwards is living proof of his mantra that you don’t have to graduate from single-family housing to multifamily housing—you can start with multifamily housing. It all began in 2002 when Lance discovered real estate investing as a supplemental income source to his demanding full-time corporate job. In 2003, he purchased a four-plex apartment with no down payment and 100 percent seller financing—no need for bank involvement. Over the next two years, he purchased and flipped fifty properties with no money down, while working his full-time corporate job. In July 2005, Lance retired from his 20-year corporate career to start a full-time real estate business acquiring multifamily properties. Lance now teaches others how to create financial freedom faster with apartments using zero percent of their own money. Recently, he purchased 10-unit, 50-unit, and 56-unit properties—all with no money down. In the past fifteen years, Lance has taught thousands of people nationwide how to get started in small apartment investing. His advice is to “Start small and scale up to mid-size and large apartment communities.” Whether wholesaling or buying, his students’ success stories are those of everyday people whose very first real estate deal was a small apartment building. Lance and his wife Kim live in Southwest Florida in their Gulf Coast dream home, just 30 miles from where his fourth great-grandfather settled in 1848.
