  • Multifamily Debt Financing with Joe Donlevy

    In this episode, I had the opportunity to sit down and discuss debt financing for a multifamily deal and how to secure a construction loan with Joe Donlevy.  Joe the principal at Filmore Capital.  Joe focuses on commercial real estate lending among other things.  Joe has over 20 years of experience working with business owners and commercial real estate investors. 

    On this show, we discussed some of the mechanisms of getting a construction loan for a multifamily deal.  We also discussed the Loan-to-Value (LTV) requirements for different lenders and the difference between recourse and nonrecourse loans.  In the last part of the show, we touched on loan guarantors and discussed the current leading environment for multifamily deals.

    On this show, we discussed some of the fundamental due diligence aspects of closing on a piece of land.  We discussed the importance of title search, survey review and analysis, and touched on title commitments, endorsements, and easements.

    On this show, we discussed the importance of having a strong preconstruction process including getting the General Contractor early on the design process.  We also discussed the GMP and what is included in this document from allowances, value engineering, contingency, and construction schedule.

    We discussed the lighting fixture process from design, selection, value engineering, submittal, procurement, to lighting performance.  Tom shared his opinion on the different multifamily lighting packages from amenity lighting selection, landscape, and finally unit fixture selection.  Tom stressed focusing on the lighting fixture selection on the amenity space as it relates to the ability to rent units.
