Die Freunde Linda von Fels, Sabrina Wolf, Peter Schmidt und Robert Stein ahnen nichts Böses, als sie Urlaub am "Großen Arber" im Bayerischen Wald machen wollen. Dort angekommen tobt ein heftiger Schneesturm und sie können die gebuchte Pension nicht finden, doch sie stoßen auf ein Schloss und mieten sich dort für die Nacht ein. Sie wissen jedoch nicht, dass das Schloss von Lichtenberg vor 400 Jahren bis auf die Grundmauern abgebrannt ist. In der Nacht geschehen seltsame Dinge und unheimliche Gestalten, die nach Verbrennung riechen, tauchen auf den Gängen auf. Die vier Freunde stoßen auf einen alten Fluch und ihnen droht große Gefahr, denn sie befinden sich im Hotel der Toten.
