In der Sperlingsgasse, vornehmlich in den Häusern mit der Nummer 7, 11 und 12 spielen sich die vielfältigsten Geschehnisse ab, an denen der Ich-Erzähler Johannes Wacholder mitfühlend und mithandelnd beteiligt ist. Da ist der gräfliche Verführer, dessen Opfer sich ertränkt. Der Sohn aus diesem Bund, Franz Ralff, wächst zusammen mit der Rektorstochter Marie Volkmann und Johannes auf. Diese drei Menschen verbindet eine lebenslange Freundschaft, obwohl Franz, Maler geworden, die auch von Johannes geliebte Marie heiratet. Als Elise, das Kind von Franz und Marie, früh ihre Eltern verliert, nimmt sich Johannes ihrer an. Ihr Spielgefährte Gustav Berg enthüllt sich als ihr Vetter, da seine Mutter eine Tochter des Grafen ist. Gustav, der sich als Maler bewährt, und Elise werden zur Freude von Johannes ein Paar. Dunkle Szenen geben u.a. die Erzählungen der Mutter Carsten, die in der Franzosenzeit viel Leid erfuhr, das bittere Los des Lehrers Roder und das wechselvolle Leben des Schriftstellers Dr. Wimmer.
