    Jan 8 2026
Casey Miller has spent 19 years in the mortgage industry and currently serves as an Account Executive who is passionate about partnering with clients and helping them succeed through strong, strategic business practices. She holds two master’s degrees, one in Business and one in Education, and brings a unique educational perspective to the mortgage space after spending 14 years in teaching, including 10 years as a Special Education teacher and four years as a Second Grade teacher, before joining Advantage Credit. Recently relocating from Colorado to Alabama, Casey enjoys sailing, yoga, motorcycling, gardening, baking, and entertaining in her free time, and she dedicates a significant amount of her time to volunteering in the community. In this episode, Dante and Casey discuss:Common credit challenges borrowers and mortgage professionals faceTrigger lead legislation and consumer data privacy concernsCredit education versus traditional credit repair servicesThe importance of relationships, trust, and personalization in lendingHow changing market conditions are affecting lenders, buyers, and real estate professionalsKey Takeaways: Credit education empowers borrowers far more effectively than short-term credit repair. Understanding how scores are built creates lasting financial stability.Trigger leads have significantly impacted borrower experience, but pending legislation could shift control back to consumers through opt-in requirements.Maintaining open credit accounts and low utilization is often more beneficial than closing cards or eliminating all debt.Trust and relationship-building are essential in the mortgage process—borrowers want to know their lender cares beyond just closing the loan.Mortgage professionals who deeply understand credit reports provide far greater value to their clients. “I think the best advice, I would say, is get to know your clients. I think this is, this is huge, not just their financials, which is what you see when you pull their credit report, but kind of who they are.” - Casey MillerConnect with Casey Miller:Website: http://www.advcredit.com/ LinkedIn: https://www.linkedin.com/in/millercasey/ Facebook: https://web.facebook.com/profile.php?id=100057837571789# Connect with Dante Royster:Website: https://www.danteroyster.com/Epic Mortgage Website: Epic Mortgage, Inc. • Hilary Santana: Building Community, Healing, and Strength Through Pilates
    Jan 1 2026
Hilary Santana is the Studio Director and Owner of Little Apple Pilates Co. in Manhattan, Kansas, a boutique studio redefining wellness in the Midwest through inclusive and innovative movement. She holds a degree in Kinesiology with a Public Health focus from Kansas State University and is a Certified Polestar Pilates Practitioner, NPCP-Certified Instructor, and Kansas’s first certified Bungee Fitness Instructor, with additional certifications in Barre, Yoga, and TRX and foundational rehab-based training under Dr. Noelle Dowma, DPT. Hilary’s background includes advanced training in New York City under celebrity coach Jeff Halevy, which broadened her expertise working with diverse populations ranging from first responders and military personnel to dancers and everyday movers. Deeply committed to community health, she has contributed to initiatives such as Get Fit Topeka Style and partners with organizations supporting trafficking survivors, Kansas State University, and Fort Riley. In 2025, she expanded her impact by launching her own Pilates Certification Program, continuing her mission to make therapeutic, accessible movement available to all through education, retreats, and community-centered programming. In this episode, Dante and Hilary discuss:The key differences between Pilates and yoga, and who each practice serves bestHow Pilates improves posture, ergonomics, and daily movement beyond workoutsCommon misconceptions about Pilates, especially for men and athletesHow Pilates supports athletic performance, injury prevention, and longevityThe role of community outreach and why wellness thrives through connectionKey Takeaways: Pilates goes beyond traditional workouts by teaching body awareness, posture, and ergonomics that carry into everyday life. These movement patterns help people reduce pain, prevent injury, and move with greater confidence outside the studio.A community-centered approach to fitness creates deeper, longer-lasting results than exercise alone. When people feel supported and understood, they are more likely to stay consistent and committed to their wellness journey.Pilates serves as a bridge between the gym and physical therapy, offering both strengthening and restorative benefits. It supports clients who aren’t injured enough for rehab but need more than conventional fitness routines. Many men and athletes discover improved mobility, balance, and performance through Pilates. It strengthens underused muscles and corrects imbalances that traditional training often overlooks.Effective wellness does not have to be painful to be transformative. Feeling better, moving better, and gaining awareness are powerful indicators of progress. “And so community is important, because what we have to tap into is we have to tap into people that are interested in longevity, honestly, right? Well, it's less about Pilates, it's more caring.” - Hilary SantanaConnect with Hilary Santana:Website: https://www.littleapplepilates.com/ LinkedIn: https://www.linkedin.com/in/hilary-santana-3a912646/ Instagram: https://www.instagram.com/hilaryks9/ Facebook: https://web.facebook.com/hilary.k.santana/ Connect with Dante Royster:Website: https://www.danteroyster.com/Epic Mortgage Website: Epic Mortgage, Inc. Dec 25 2025
Steve Selengut is a veteran Investment Strategist with over 40 years of experience in private portfolio management. He is the creator of the Working Capital Model and the Market Cycle Investment Management Methodology—systems designed to help investors not only protect but also grow their spendable income through all market conditions. Known today as The Retirement Income Coach, Steve specializes in teaching people how to more than double the income their portfolio produces using strategies that turn market volatility into opportunity. He is the author of Retirement Money Secrets: A Financial Insider's Guide to Income Independence and the Founder of The Retirement Income Coach, LLC. Whether you’re planning for retirement or looking to transform your investment approach, Steve offers the insights and discipline to help you achieve lasting income independence. In this episode, Dante and Steve discuss:The Working Capital Model and how it differs from traditional investingBuilding multiple income streams from dividends, interest, and profitsWhy closed-end funds are ideal for income-focused investorsUsing Market Cycle Investing to turn volatility into opportunityCore investing principles: Quality, Diversification, Income, and Profit-Taking (QDI+PT)Key Takeaways: Prioritizing income generation over market value growth creates long-term financial stability. It allows investors to enjoy consistent cash flow and freedom regardless of market conditions.Closed-end funds, dating back to the 1800s, remain one of the most effective vehicles for income investors. With potential returns of 7–10% annually, they often outperform traditional mutual funds in both yield and reliability.Successful investing begins with discipline—knowing what you own, diversifying across quality assets, and setting firm profit targets. Staying consistent with these habits builds confidence and minimizes emotional decision-making.Market downturns shouldn’t trigger fear; they reveal opportunity. When approached strategically, falling prices allow investors to acquire high-quality assets at attractive yields.Achieving true income independence means being unfazed by market swings. Your portfolio’s cash flow continues to support your lifestyle, regardless of how the markets behave.“Whether the market crashes or interest rates rise, it's not going to have any impact on my income. In fact, if either of those events occur in the long run, it's going to grow my income, because I'll then be able to buy things cheaper, at a higher yield, and since I'm making more money than I'm spending, I have the wherewithal to take advantage of the downturns. That's it. That's it in a nutshell.” - Steve SelengutConnect with Steve Selengut:Website: https://theincomecoach.net/ LinkedIn: https://www.linkedin.com/in/privateinvestmentmanagement/ Steve’s book: https://www.amazon.com/Retirement-Money-Secrets-Financial-Independence/dp/B0CGX114J9/ Facebook: https://www.facebook.com/groups/954938162597753 Email: Steve@TheIncomeCoach.net Connect with Dante Royster:Website: https://www.danteroyster.com/Epic Mortgage Website: Epic Mortgage, Inc.
