Publisher's Summary

A delicious new single-dad stand-alone romance from New York Times best seller Kendall Ryan!

Lexington Dane was my brother’s best friend growing up. We did everything together. He taught me how to throw a punch, how to change a tire...and he taught me how to kiss. I fell hard and fast and gave him all my firsts.

I promised I’d wait for him....

But I’m done waiting, because he went off to college and never came back. He took his fancy business degree and moved to New York City, where he promptly became a real estate mogul - turning every penthouse and apartment project he touched into gold.

It’s been 10 years, and now he’s back and needs a favor...someone to watch his little girl. That’s right, the cocky penthouse prince and heartbreaker extraordinaire Lexington is back with an adorable two-year-old daughter. Guess who he wants to watch her?

I’ve never been able to say no to him. I might agree to be the nanny for his precious little angel, but there’s no way in hell I’m falling for her hot-as-sin daddy.

Lex and Corrigan ❤️

This book warmed this Carolina girl’s heart! The setting was great and the characters were 🔥. Lex moves back to NC when his mother is only given a few months to live. He brings his two year old daughter with him.

Once home, he needs a nanny, so he reconnects with Corrigan, his old high school flame. Corrigan is hesitant to let him in at first, after all he did break her heart in high school when he left for college. As the story continues, Corrigan finally begins to let her walls down and the fun begins!

I loved this book! Joe Arden and Erin Mallon narrate , and their performances are amazing! Overall just a great book with a simply perfect ending. ❤️

Loved this Fun and Steamy Romance!

I loved this fun, heartfelt, sizzling second chance romance! Lexington Dane is a wonderful, single father to his sweet and adorable little girl, Grier. He has been living in NY building a successful real estate business, but moves home to be closer to his ill mother. His best childhood friend suggests his school teacher sister, Corrigan, to help babysit while on summer vacation. What he doesn't know is that Lex and Corrigan were secretly in love until Lex broke up with her when he left for college, breaking both their hearts. Corrigan is still hurt by the way things happened and doesn't want anything to do with Lex, but her kind, caring heart can't say not to his delightful daughter. I really loved the way things unfolded between Lex and Corrigan, and especially that she didn't give in easily to Lex. They got to know who they each were now, and as they liked what they learned, the sparks reignited. I loved how deeply Lex loved his daughter and his mom, wanting to do what was best for them both. It made him also see where his heart truly was, and wanted to be a better man for Corrigan as well.
The narration by Joe Arden, and Erin Mallon was flawless. The chemistry between them is breathtaking as they bring these smart, strong, sexy characters to life. They easily illuminate their wit, passion, and vulnerability, making Lex, Corrigan, and their world completely real. I really enjoyed this moving, funny and steamy romance!

Way too short

The history they shared in high school helps to ease some of the wam bam thank you mam fast pace of this book, but it just felt wayyyyy to fast. Swoon M and sweet F. Cuteness overload on Grear! Definitely worth a listen but this is more of a novella length book so the price is a bit high for the story. Would have been 5 stars if there had been more development to the story.

Loved It!

I highly recommend this listen. Joe Arden and Erin Mallon were phenomenal as always.

This book is a lot of Daddy - Daughter time, Lexington dealing with his sick mother and reconnecting with his High School love.

I loved everything about this story!

Sweet story. Fun Second Chance Romance

Who doesn’t love a devoted, sexy, determined single dad. Lexington wowed me with his deep love & commitment to his sweet little girl Greer. Corrigan, his former sweetheart, was a bit wimpy for me but still glad she was in the picture. Overall, the narrators, Erin & Joe were great as always, but the book lacked a bit of zest for life attitude - especially given the circumstances of Lex’s mother’s condition. The title is a bit misleading as the story doesn’t really revolve around anything penthouse related or that lifestyle. But I always enjoy a Kendall Ryan book anyway.

Short and sweet second chance!

Without much ado, we find our hero was an ass when he was younger. Compound his younger self stupidity with a 10 year radio silence, and he soon finds out what he did and the way he did it was a “hell-to-the-no!”

He thinks he might pick things up where he left them, but he finds out some mistakes are not so easily forgotten or forgiven.

The main characters resolve their issues, and find their Happily Ever After.

All in all, it was a short and sweet listen.

The narrators are great!

Recommended audiobook.

Cute Story

This was a fun, easy listen. A slow burn, second chance romance with a dash of single dad and brother’s friend thrown in.

Single dad stories are my kryptonite, so it is no surprise that this book grabbed my attention. Lex is such a sweet guy. There is really very little to not love about him. He’s a wonderful dad and a caring son. Knowledges his past mistakes and treats the women in his life like precious gems. He’s definitely a keeper.
Corrigan is a delight. Lex hurt her in the past and it takes time for her to adjust but once she does, they were so good together. As mentioned above, it is a slow burn but once they give in, they are explosive together.
Greer was an extremely well spoken two-year-old. As I was listening, I kept forgetting she was as young as she was. She was cute though and they made a great little family.

I would have liked it to have been a little longer. I’d really liked to have seen the reactions of Corrigan’s friend and brother to the relationship. Especially since both were so against Lex and her. I wasn’t a big fan of Lex’s mother, her insistence that Greer needed a mother was annoying and the way her story played out seemed to be a little too ‘happiness overkill’ but that’s just me. Overall, it was a cute story.

Joe Arden and Erin Mallon were wonderful as always. They both had great little girl voices for Greer. Erin’s male voice was on top form. Both Joe and Erin transitioned PoV smoothly with no issues. And let me just say, Joe as a single dad, Lex, was all the things. *swoon*
The production was great with just one tiny hiccup - where a word was used but context made it seem like the wrong usage. It could be a text rather than production issue though.
