Modern Day Cinderella.
Like with any tale of love there's ups and down but by the end they realise that what they each were looking for and just to afraid to admit to themselves and the World, was someone true and real to take the ultimate jump with.
They both needed saving without really knowing it and found firm but loving ground together and that's what real love is. Where one is weak the other is strong and where you're weak your other half is strong.
I thoroughly enjoyed this story and especially the two person narration. They both added something very unique and rewarding to this great book.
I highly recommend this book to anyone looking for a great combination of naughty and nice. It's a story of love, belief, loyalty and perseverance. Never ever give up even when the World has seemingly forgotten you or turned it's back.

Park Avenue Prince Was A Work Of Art......
.... But Not Quite A Masterpiece!
May Contain Spoilers;
Louise delivers another well written plot that's dialogue driven, with no wasted words or unnecessary details! It's an instant love story, that's both sweet and steamy, but the relationship between the characters was a battle of push / pull. I enjoyed both the H/h. Poor Grace, in the past she chose the wrong men, but I felt her character was strong, independent, and well rounded.
Sam's character was more interesting, and reminded me of a Phoenix. He rose above his past, worked hard to build his empire, but was never far from his roots. His character was down to earth, and not the typical billionaire, he wasn't concerned with materialistic things. Due to his past, he had a hard time connecting, and developing relationships with both friends and lovers. However, the more time he spent around Grace, the more he understood his deep seeded need to keep people at a distance.
The ending did feel rushed but overall, I enjoyed the story, and narration. The narration really made this audio, York and Arndt never disappoint. I used my credit, and didn't regret it.

Nice Enough
I think Louise Bay just phoned this one in. This just felt like a book written following a formula. This was a nice enough romance with some heat but lacking the substance I've come to expect from Louise Bay. Fortunately, she enlisted two of the best narrators for romance audio. Andi and Sebastian make this story better than it really is.
Worth a reduced price but I don't think I would give a credit for it.

Same as every others of the author's books
Would you say that listening to this book was time well-spent? Why or why not?
I enjoy Louise Bay's stories but this one was just seemed very amateur for her. I felt like my 16 year old niece could have written this particular story ( minus the sex scenes) and it would have been just as good.
What could Louise Bay have done to make this a more enjoyable book for you?

Love this narration
What did you love best about Park Avenue Prince?
How the book is called Park Avenue Prince and Sam is nothing like anyone from Park Avenue. It was refreshing.
What did you like best about this story?
Sam is so rich lives on Park Avenue in an empty apt with an old couch and a mattress with cups he took from his office, priceless. Also how Grace is called a Fixer, by Sam and her friend Harper. Because without a doubt we all have that one friend who thinks she can fix the guy she falls for.
What about Sebastian York and Andi Arndt ’s performance did you like?
They make an awesome team at narrating. I love Sebastian York's voice and always enjoy Andi Arndt's portrayal of all the different characters she plays.
If you were to make a film of this book, what would the tag line be?
In order to make a film about it they would have to rewrite the story and add more backstory to the characters.
Any additional comments?
The story was good not five stars but I give it four stars for two reasons. One because it is the typical story of boy meets girl, boy falls for girl something happens and now they have to make up. It kind of was blah same old story again. The second reason is I think the author should have dove more into the characters back story. Why Sam was so closed off, more of the story about him and Angie would have been nice in foster care, was there ever a falling out between Grace and her parents? Why was there so little about Sam's story? I just feel there wasn't really a lot of depth about the characters. But I did enjoy it I just feel the story missed some of the building blocks of the characters and the story would have been better if they were there.

Great Narration. Worth a Listen for Romance Fans.
This one was a bit hard to rate for me.
Although it had Great narration by Sebastian York & Andi Arndt!
(Those two are some of the best there are when it comes to narrators)
The story was a bit lacking with character development & chemistry for me.
While I liked it. I didn't feel the passion of the two main characters as much as I did in Max and Harper's story (King Of Wall Street)
All in all, I would recommend it to all those out there looking for a romance
with not too much angst, and excellent narration!

WOW!
Wait and Hope. Dumas has it right. This book made me laugh and cry. Sam and grace are the ultimate lovers, each with their own story of angst as they come together to show each other what really is ultimate bliss. Do not miss this one. Do not deny yourself the pleasure of getting to know these two extraordinary people. And, as a bonus, this story made me look up more quotes by Dumas. ...yeah, just wow!

Lead Female Character
I just do not like a female who gives into and makes excuses for the horrible actions of a man. Grace was perfect in every way except her willpower. He left her high and dry when she needed him the most then humiliated her. All it took was for him to show up weeks later for her to forgive him. A female character with little backbone is a pet peeve.

A modern day fairytale
Not a lot I can say really, apart from........I loved this book so much. I've not yet come across a Louise Bay book that I didn't like, I love her characters, her writing and her book covers, 'Park Avenue Prince' is no exception. Both Grace and Max are beautiful people inside and out, they surround themselves with good people. There's no bitching, no lies and no cheating. This book is pretty much a modern day fairytale, a true feel good read that had me hooked from the first chapter. With lots of romance (even though Sam would deny it), a little bit of sadness and some angst, it's my perfect kind of 'go to' story, just what I was in need of. Loved it, loved the narration, as always, Sebastian and Andi are perfect.

Disappointing
I’ve read books by Louise Bay before and loved them. I thought I’d try a new medium and downloaded this to listen to rather than read. The male narrator sounded just like the comedian Rich Hall so I spent a while trying not to picture him as Sam. I don’t know whether I would have enjoyed this more if I’d read it. This is the first time I’ve listened this genre and maybe it just isn’t for me. I found myself rolling my eyes at times when the characters were endlessly procrastinating and maybe if I’d skim read those parts it wouldn’t have been as annoying.

Good read

As a big fan of this authors work I'm sorry to say I'm a little behind in my reading, so I'm rectify this now with Park Lane Prince.
This book oozes romance from the first to the last page making the reader believe a happy ever after is always possible. As Louise knows I love my lead men to be confident alphas that can talk dirty when required, Sam Shaw won me over with his vulnerabilities and romance - Grace Astor didn't stand a chance and nor will you !

Brilliant
This is the second Louise Bay book I've had and it hasn't disappointed. I've absolutely loved this!

Romance in Park Avenue
This is a love at first sight book. It's cute, and whilst the characters are perfectly nice, they lack a bit of grit. Grace, the Park Avenue Princess, bewitches Sam, the man who apparently cannot fall in love. Their lives become interwoven and romance blossoms. It's a nice book, but I think Louise Bay has written better male leads.

Oh wow
I smiled, I laughed and even cried. This was a wonderful journey and I really loved the inclusion of Harper and Max
