新宿駅からわずか２駅、最寄り駅から徒歩４分。都心の人気のヴィンテージマンションシリーズにもかかわらず、相場に比べて格段に安価なマンションがあった。
その理由は、30年近くにわたる一部の理事たちによる“独裁”管理とそこで強制される大量の謎ルールにあった。
身内や知人を宿泊させると「転入出金」として１万円の支払い、平日17時以降、土日は介護事業者やベビーシッターが出入りできない、ウーバーイーツ禁止、購入の際の管理組合との面接……など。
過去、反対運動が潰された経緯もあり住民たちの間に諦めムードが漂うなか、新たに立ち上がった人たちがいた！！
唯一の闘いのカギは「過半数の委任状集めること」。正攻法で闘うことを決め、少しずつ仲間を増やしていくが、闘いは苦難の連続だった……。
